How our ratings work
Last updated 29 October 2026
Proptiva Ratings helps people check a property company before they pay. This page explains where the information comes from, what the scores and labels mean, and what they don’t mean.
Who runs this site
Proptiva Ratings is run by Proptiva Africa Limited (RC 9740545), which also provides property services such as inspections and construction supervision. That is a conflict of interest, so we keep these rules:
- No company can pay for a higher rating, a better place in search, or the removal of a review.
- There are no paid placements or adverts from other companies.
- Whether a company works with Proptiva Africa, or pays for a Company check or Proptiva Checked, never affects its rating or order.
- Proptiva Africa’s own services appear on this site only as clearly labelled offers from the site’s owner, the same on every profile.
Where companies come from
Our team lists companies buyers ask about, using public records. Buyers add companies they dealt with, and companies can add themselves or claim the profile we made. We confirm each company exists (CAC search) before its profile is published. A listing is not a recommendation.
Checked facts
Ticks such as “CAC active”, “LASRERA registered” or “Office visited” mean a member of our team checked that fact on the date shown. Facts can change after that date. They are records of what we checked, not a guarantee.
Reviews
Reviews are the personal experiences of individual reviewers. Before publishing one, we check for evidence of a real transaction with the company (for example a receipt, contract, allocation letter or bank transfer). That check confirms a transaction happened; it does not prove every statement in the review. Reviews are not Proptiva’s opinion of any company.
We show a company’s reviews once it has at least three published ones, so a single review can’t define a business. Reviewers are shown by first name only.
The scores
The overall rating is the plain average of the star ratings in published reviews: nothing is weighted, and nothing a company pays changes it. Reviewers can also rate six areas that matter in Nigerian property deals: title and documents, land allocation, delivery or handover, communication, sticking to the contract, and refunds. Each area shows the number of reviewers who rated it, because not every area applies to every deal.
Labels on reviews
- Disputed by the company: the company says the review is wrong and asked us to look again. The review stays up while we check, unless it clearly breaks our rules.
- Resolved: both the reviewer and the company confirmed in writing that the complaint was settled.
- Official finding: a court, regulator or other competent authority made a documented decision. We name the authority and reference.
Concerns raised privately
If you raise a concern (for example, you paid and something went wrong), it stays private. We never publish concerns. We use them to help you with next steps, to point you to the right authorities, and to decide which companies to check more closely.
Proptiva Checked
Companies can pay for our yearly business checks: CAC registration and directors, licences, an office visit, a court records search and, for developers, a visit to one active project. If a company passes, its profile shows “Proptiva Checked” with the date. The fee pays for the checks, not the result. It never changes a rating, reviews or search order, and we suspend the label if serious complaints go unresolved.
Company checks for buyers
Anyone about to pay a company can order a Company check (₦75,000, or ₦150,000 with a court records search). We send a written report of what we found. It covers the company, not the property itself; for the property, ask about a property inspection and title verification.
